Fuengirola went up 3.0% in the year to August 2026, against 17.4% in Estepona and 12% in the valley.
It is a mature market, not a rising one. If you're buying for a return rather than for use, that matters.
Community fees are the thing people underestimate here.
A block with a pool, a lift, a porter and gardens can run €150 a month and more, every month, whether you're in it or not. Ask for the last AGM minutes and the derrama history, not just the monthly figure.
Fourth floor with no lift is common in the older centre and it's what makes some of these prices look like bargains.
It also makes them hard to sell on and hard to let.
A flat over a street of bars is a different property in August than it is the day you view it in February.
We walk the street at eleven at night before we'd let anyone offer.
Short-term letting needs a Junta de Andalucía tourist licence and, increasingly, the community's permission.
Plenty of sellers imply the income without mentioning either. Check both before the income goes into your sums.
Fuengirola is dense, flat and busy, and those three things are why Irish buyers keep coming back to it. The C-1 train runs from two stations in the town to Málaga airport in about half an hour and on into the city, every twenty minutes, which makes it the only place on the coast where a holiday flat doesn't need a hire car. The seafront runs about eight kilometres, all of it walkable, with the Sohail castle at the river end and the Bioparc in the middle of town.
It suits buyers who want a lock-up-and-leave flat near the airport, buyers who'll rent it out when they're not in it, and anyone who wants a town that's still open and lived-in in February. It's less suited to anyone after a house with ground or a quiet village: this is apartments, and in July it is very full.

The average asking price in Fuengirola was €4,451 per m² in August 2026, +3.0% on a year earlier (idealista price report). The examples below were opened and read on 18 September 2026. Stock moves weekly, so treat them as the shape of the market, not as houses to buy.
A three-bed, two-bath flat of 66 m² on the fourth floor near the marina, two minutes' walk from the beach, with an enclosed terrace.

- 49 minto Málaga city centre (Alameda) (32.1 km, via AP-7), the train takes the same 49 minutes and costs a couple of euro

- Cercanías C-1: Fuengirola and Los Boliches stations to the airport and Málaga
About every twenty minutes, stopping at Benalmádena, Torremolinos, the airport and Málaga Centro-Alameda. This line is the single best reason to buy here.
