Large three and four-bed homes with private pools in El Higuerón

A small development of 25 homes stepped down the hillside at El Higuerón, above Fuengirola, in five low groups that follow the slope, so the terraces look out over the coast to the sea. Every home has its own pool and a large terrace, and the residents share a gym, an outdoor pool, a solarium and yoga area and a co-working space. It hasn't been built yet, so these pictures are the developer's renders.

What we'd check before an offer

• The building licence hasn't been granted yet. The developer expects it this month and estimates completion about 24 months later, early 2029. We'd want the licence in hand before anything beyond the reservation is paid.
• The payment plan is a €20,000 + IVA reservation, 30% at the private contract, 10% during 2027 and 60% on completion. Each stage payment must be covered by a bank guarantee in your name.
• The developer's price list says IVA isn't included. New build pays 10% IVA and 1.2% stamp duty, so the €789,000 home is about €877,000 before notary, registry and legal fees.
• Fuengirola has stopped registering new holiday lets in flats without their own street entrance. We'd check the position for these homes before you plan on letting.
• These are the 18 homes on the developer's list of 24 September 2026. We'd confirm a home is still free before a viewing, and get the community fees once they're set. We'll send the name, the plans and the specification when you get in touch.
