Benahavís is two places with one name. The village is a small pueblo up the A-7175 from San Pedro, fifteen minutes from the beach, with the Guadalmina river running below it and the mountains behind. Most of the money is down the hill: La Quinta and Los Arqueros on the slopes above Nueva Andalucía, El Paraíso and Los Flamingos close to the motorway on the Estepona side, and La Heredia and Montemayor in between. Above them all, in the hills, sits La Zagaleta, the gated estate that sets the ceiling for the whole coast.

It suits buyers with €1.5m and up who want a detached villa, a plot, golf on the doorstep and privacy, and who are happy to drive for everything else. It suits families too: Atalaya, Laude San Pedro and the primary school in El Paraíso are ten to twenty minutes away. It suits less well anyone on a €1m budget who has a villa in mind, because detached houses at that price are rare here, and anyone who wants to walk to a beach, a café or a bus. The coast is fifteen minutes away at best, and the bus to the village runs twice a day.

The average asking price in Benahavís was €5,553 per m² in August 2026, +7.1% on a year earlier (idealista price report). The examples below were opened and read on 2 October 2026. Stock moves weekly, so treat them as the shape of the market, not as houses to buy.

A four-bed, four-bath detached villa of about 200 m² on a 545 m² plot in the village itself, on two levels, south-facing, with a private pool, fruit trees and parking, a short walk from the primary school.

Opened and read on the portal. The only straightforward detached villa we found near €1m: of five listed as villas between €900,000 and €1.1m, two were townhouses. The listing mentions room to extend; that's a question for the council's planning department, not the seller.

A four-bed, four-bath villa of 288 m² on a 1,058 m² plot in a gated community in the Los Arqueros area, west-facing with mountain views, a private pool, a roof terrace and a carport for two cars.

Opened and read. Described as new built but no year is given: ask for the first occupation licence before anything else. The description says carport and the feature list says garage; find out which.

A six-bed, six-bath villa of 555 m² on a 2,750 m² plot in a gated, 24-hour-security community in the La Quinta area, built in 2003, on three levels with a staff flat, sauna and a garage for two cars, south and west facing with sea and mountain views.

Opened and read. Twenty-three years old, so price in kitchens, bathrooms and the pool plant. In the same week a new-build in La Quinta was listed at €2,950,000 for 373 m² on 1,035 m²: at this level you choose between space and newness.

Every link below was opened and checked on 2 October 2026. Drive times from the village centre, measured on OpenStreetMap routing with 10% added for traffic. La Quinta and El Paraíso, down by the motorway, are 5 to 9 minutes closer to Puerto Banús and the airport; Los Arqueros and Los Flamingos sit up their own hills and are much the same as the village.

What to check here.

  1. The licence for the house as it stands. Ask for the building licence and the first occupation licence (since Andalusia's LISTA planning law took over from the LOUA in December 2021, this is often a declaración responsable de ocupación) and have your lawyer check the house on the ground against them, the deeds and the Catastro. Check every extension: an enclosed terrace, a pool house, a basement made into bedrooms. Work built without a licence can sometimes be regularised with an AFO certificate (asimilado a fuera de ordenación), which lets you register and insure it but limits what you can do to it later.
  2. "Room to extend" is a planning question. Listings in Benahavís quote build coefficients and expansion potential. Before you pay for potential, get it in writing from the council's planning department, not from the seller or the agent.
  3. Community fees and statutes. Many villas below the village sit in gated urbanisations with security, private roads and shared gardens. Ask for the annual fee, the last two years of minutes and accounts, any special levy (derrama) already agreed, and the statutes, which can stop holiday letting.
  4. Slope, retaining walls and sun. Andalusia's own tourism board calls this the most mountainous village on the western Costa del Sol. Hillside plots mean retaining walls, which are expensive to repair: one listing we read had spent over €300,000 on them. Have a surveyor look at walls and drainage, and check the orientation: a north-facing slope in the valley loses the winter sun early.
  5. Fire and water. Houses that back onto pine and scrub carry wildfire risk; in the Sierra Bermeja fire of September 2021, 80 people were evacuated from the upper part of the Montemayor urbanisation. Ask about clearance around the plot. A house beside one of the rivers or a stream should be checked on the official flood maps before you fall for the sound of water.
  6. Noise and the council. La Quinta, El Paraíso and Los Flamingos sit close to the A-7 and AP-7: listen from the terrace at rush hour. And El Paraíso straddles the Benahavís and Estepona boundary, so check which municipality a house is in, because that decides the IBI, the rubbish charge, the padrón and the school catchment.

Decide first whether you want the village or an urbanisation, because they're different lives. The village has a surgery open in the mornings, a primary school and two buses a day; you can walk to a coffee. Down the hill you drive for bread. Ask how many houses on the street are lived in all year.

At €1m, Benahavís is thin for villas. On 2 October 2026 one big portal listed 1,344 villas in the municipality: five between €900,000 and €1.1m, and two of those were townhouses. The choice opens up from €1.5m, with 119 between €1.5m and €2m and 169 between €2m and €2.75m. Those are listings, not houses, and the same house often appears through several agents, but the shape is clear. With €1m, look hard at a townhouse here or a villa somewhere cheaper.

The name sells itself in Ireland because of La Zagaleta. That's a separate market and it doesn't tell you what a house in La Quinta is worth. Neither does the average: idealista puts Benahavís at €5,553 a square metre in August 2026, a little below Marbella's €5,956, and that figure mixes apartments with villas. Value a villa against what similar villas in its own urbanisation have actually sold for.

At €2m to €3m you'll have choice and room to negotiate, with well over a hundred villas listed in each price band. Remember it works both ways: when you sell, you'll be one of those hundred, to a smaller and more international pool of buyers. Buy the house that will be easiest to sell, not just the one you love on the day.

The hospital with an emergency department is half an hour away, and Málaga airport about an hour and a quarter from the village. That's fine for a family base with a car and the summers in mind. If you're planning to retire here and give up driving one day, think about it now.
