What we'd check before an offer

New build pays 10% IVA and 1.2% stamp duty on top, so the €1,991,500 home is about €2.21m before notary, registry and legal fees.
The penthouse prices are a special offer on the developer's list of 23 September 2026, and the circular building's own penthouse is under option. Last units move, so we'd confirm what's left before a viewing.
The developer's brochure gives smaller usable areas than the interior figures on the price list, so we'd compare homes on the plans.
