For Irish buyers looking at a villa or a big penthouse, from about €750,000 up. We search the whole market, sit on one side of the table, and tell you the truth about the house, the building and the numbers, including when to walk away.

Why it's different at this level

At this level the risks move. There's usually room to negotiate on price, and the trouble is more often in the paperwork: a guest flat that was never licensed, a pool on the wrong side of a boundary, a community with a big bill coming. On parts of this coast, Marbella above all, the planning history alone is worth an hour with a good lawyer before you fall for anything.

Our job is to find the right house from everything that's for sale, and then to be the person in the room who isn't trying to sell it to you.

By video or in person on the coast. What you want the place for, how you'll use it, the budget, the timing and the questions you haven't had answered yet. No charge and no follow-up pressure.

II.

A written brief

What we heard, put on paper for you to correct: the areas, the type of house, the must-haves and the deal-breakers. Everything after this is measured against it.

III.

A shortlist from every agency and developer

Not our stock, because we don't hold any for you to be sold. Every listing on the shortlist has been opened and read, and the ones we'd walk past come with the reason.

IV.

Private viewings, with us beside you

Planned so a trip covers what matters and nothing that doesn't. We look at the building, the community, the orientation and the neighbours, not just the kitchen.

V.

The checks, flagged for your own lawyer

Licences against what's built, community accounts and levies, the surveyor's questions, flood and fire maps where they apply. Your lawyer does the legal work and answers only to you.

On your side of the table, from what similar houses have actually sold for rather than what they're listed at.

Lawyers and tax advisers who answer to you

We introduce lawyers who act only for you, and point you to tax advisers in Spain and Ireland for the questions we can't and shouldn't answer. We take no fee from any of them.

Management, security, insurance and the rules on letting, so the house is looked after when you're not in it.

Most of the €1m to €3m market sits in a few places: Benahavís, Nueva Andalucía and Marbella's golf valley, Estepona and the New Golden Mile, Marbella East and Sotogrande, with La Cala as the step up from the middle of the market. What it costs you

You don't pay us for finding you a house. We're paid on completion out of the commission a seller or developer was already paying, the same way we work at every budget. Two rules sit under that. We never take a fee from both sides of one sale. And if a developer pays us, we tell you so, in writing, before you sign anything. The full picture is in how commissions work on this coast.

What we'll ask of you

A short engagement letter that sets out what we do and how we're paid, and, because Spanish law requires it of us, proof of who you are and where the money is coming from. At this level that means documents, not just a declaration. Your bank, your lawyer and the notary will ask for the same things, so it's worth having them together early. We never hold your money: deposits go to your lawyer or the developer, never to us.
