The working town at the western end of Marbella: a market, a boulevard over the motorway, a long flat beach, and the most affordable square metres in the municipality.

San Pedro Alcántara is part of Marbella, but it is a town in its own right, with its own centre, its own municipal office on the Plaza de la Iglesia and about 34,000 people living in it all year. It began in the nineteenth century as a farming colony and grew into the place where the people who work on this stretch of coast live. The A-7 used to cut it in two; it now runs in a tunnel under the middle of town, with a 54,000 m² park on top, the bulevar, which is where the town walks, plays and has its coffee. South of the old centre, Nueva Alcántara, Linda Vista and Cortijo Blanco run down to the beach and a seafront promenade that carries on east to Puerto Banús. Guadalmina, on the far side of the Guadalmina river, is a different market and has its own page. El Ángel, the old estate up by Aloha College, belongs with Nueva Andalucía.

It suits families, people who want to live here all year rather than visit, and anyone who wants Marbella's schools, hospitals and beaches without Marbella's prices. Idealista puts San Pedro at €4,649 a square metre in September 2026, the lowest of Marbella's districts and about a fifth below the municipal average, and in the old town centre the figure was nearer €3,700. In the listings we opened, an older two or three-bed flat in the centre without a lift was €230,000 to €300,000, a family townhouse with a communal pool about €600,000, and detached villas started at about €950,000 for one that needs work, with most between €1.3m and €2.5m. It suits less well anyone after a gated, quiet villa estate, or a view of the sea from every room: the centre is busy, built up and Spanish, and that is the point of it.

The average asking price in San Pedro Alcántara was €4,649 per m² in September 2026, +5.1% on a year earlier (idealista price report). The examples below were opened and read on 2 October 2026. Stock moves weekly, so treat them as the shape of the market, not as houses to buy.

A three-bed, one-bath flat of 83 m² built in the centre of San Pedro, on the second floor of an older block with no lift, with a terrace off the living room, a separate kitchen and laundry area, and a shared roof terrace. Sold ready to move into.

Opened and read. About €3,490 a square metre, close to idealista's figure for the old centre. This is the real entry level here: of 536 flats listed on the portal, only four were under €300,000, and all were in older buildings in the centre. No lift and one bathroom limit who you can sell to later. No build year given: ask, and ask whether the building has had its technical inspection and has works coming.

A three-bed, two-bath semi-detached house in a small gated community of 17 homes on the Guadalmina side of the town, with a private garden and rear patio, a communal pool and gardens, air conditioning, a fireplace and a separate kitchen.

Opened and read. The listing gives 208 m² built but 105 m² inside: find out what the other hundred metres are (garden, patio, terraces) before you compare it with anything, and check the Catastro figure. It says it holds a tourist licence; check that on the Andalusian tourism register and in the community's statutes rather than taking it from the listing.

A five-bed, three-bath detached villa of 150 m² on a 560 m² plot in Nueva Alcántara, between the town and the beach, south-facing, with a garden and private parking, listed as needing renovation.

Opened and read. The only true detached villa under €1m we found in San Pedro: of four 'villas' listed under €1m, three were new-build ground-floor apartments listed as bungalows. Five bedrooms in 150 m² means small rooms. Get a builder's quote before you offer, and check that every room on the plan is on the licence.

A four-bed, five-bath detached villa of 250 m² on a 950 m² plot on the beach side of Nueva Alcántara, walking distance to the town centre and the promenade, with a coverable private pool, a garage, an upper sun terrace with sea and mountain views, and three of the bedrooms on one level.

Opened and read. About €5,200 a square metre, close to idealista's figure for the Linda Vista, Nueva Alcántara and Cortijo Blanco zone. No build year is given; ask for it, the licence and the occupation certificate, and walk to the beach yourself to time it.

Every link below was opened and checked on 2 October 2026. Measured on 2 October 2026 from the Plaza de la Iglesia, beside the municipal office in the old centre, with the OSRM route planner. It assumes empty roads, so we added 10% and rounded up to the minute. From Linda Vista or Cortijo Blanco, nearer the beach and the Banús side, Puerto Banús and the airport are a couple of minutes closer. Summer traffic at the Banús and San Pedro junctions is not in these numbers.

What to check here.

  1. Which San Pedro the price is for. The same portal label covers the old town centre, the beach side and, often, Guadalmina across the river. In August 2026 idealista had the old centre at €3,722 a square metre and the Linda Vista, Nueva Alcántara and Cortijo Blanco zone at €5,644, a gap of more than 50%. Compare a flat only with flats in the same part of town, and check the pin, not the heading.
  2. Older buildings in the centre. Much of the cheaper stock in the middle of town is blocks from the 1960s to the 1980s: no lift, single glazing, old wiring and plumbing, and communities on small budgets. Ask the administrator for the last two years of minutes and accounts, any special levy (derrama) agreed or coming for a lift, roof or façade, and whether the building has had its technical inspection. A cheap flat with a €15,000 share of a new lift coming isn't cheap.
  3. The licence for the house as it stands, and Marbella's planning history. Marbella's 1986 plan was put back in force in 2015 when the 2010 plan was annulled, and the council gave final approval to a new general plan on 18 September 2026, with the detailed rules still being drafted. Ask for the building licence and the occupation certificate and have your lawyer compare them, the Catastro and the Land Registry with what is actually built: closed-in terraces, roof rooms and garages turned into bedrooms are common in the town's older houses.
  4. Tourist licences and the community. Several listings here say 'tourist licence'. Check the registration number on the Andalusian tourism register, and read the community statutes and minutes. Since April 2025 national law lets a community of owners block new holiday lets by a three-fifths vote, and a licence on paper is worth little if the building has voted against them.
  5. Bare ownership and other unusual sales. One townhouse in the centre was listed at €420,000 'as bare ownership': the 78-year-old owner keeps the right to live there for life and you get the house only when that ends. It's legal and it's priced accordingly, but it is not a house you can move into. Read past the headline price on anything that looks cheap for San Pedro.
  6. The sea, the rivers and the road. Frontline and second-line homes in Linda Vista and Cortijo Blanco can fall within the coastal law's protection zones, which limit what you can build or extend; your lawyer should check. The town sits between the Guadaiza and Guadalmina rivers with streams in between, so check the ministry's flood maps for anything low-lying. The A-7 runs in a tunnel only under the centre; either side of it, listen from the terrace at rush hour, and visit a beachfront flat on a summer night before you buy above the beach bars.

San Pedro is where Marbella lives rather than where it holidays. The bulevar is full of children after school, the market is busy on Thursday mornings, the health centre and the state schools are in the town, and the place doesn't empty in November. If you want a year-round life in Spanish, with the beach at the end of the street, it is one of the best-value addresses on this part of the coast. If you want a quiet gated estate, it isn't that, and the town centre won't pretend to be.

The budgets that are real here: on 2 October 2026 thinkspain listed 881 homes for sale under San Pedro, Guadalmina included. 536 were flats, and only 72 homes of any kind were at €450,000 or under. Older flats in the centre start around €230,000 to €300,000; flats with a pool and parking, many of them new builds, run from about €400,000 to €750,000; townhouses mostly sit between €475,000 and €900,000. Those are listings, not houses, and the same home often appears through several agents, but the shape is clear.

Detached villas are where San Pedro stops being cheap. Under €1m we found one true villa, needing work; there were about thirty between €1m and €1.5m, 67 between €1.5m and €2.5m, and 154 above that, most of those across the river in Guadalmina. Watch the labels: we found new-build ground-floor apartments listed as bungalows and a corner townhouse listed as a villa. Filter by what the house actually is, not by what the advert calls it.

The average hides two markets. Idealista has San Pedro at €4,649 a square metre in September 2026, up 5.1% in a year and at its highest yet, against €5,967 for Marbella as a whole. That figure mixes the old centre, nearer €3,700, with the beach side, above €5,600. A flat in the centre will be easy to let to people who work locally and harder to sell to a buyer from Ireland; a house near the beach is the opposite. Decide which you're buying.

Puerto Banús is six minutes away and the hospital twenty, and in August the A-7 junctions at both ends of town are slow. That matters less here than almost anywhere else on the coast, because the centre has the shops, the doctor and the schools within walking distance. It's one of the few places in Marbella where you could retire, give up the car one day and still manage.
