What we'd check before an offer

  • The building licence wasn't granted when the agency last told us (mid October 2026) and there's no completion date yet. We'd find out where it stands before you reserve.
  • The payment plan is 3% to reserve (€50,000 for a villa), then 27% at the private contract or when the licence comes, 20% six months later and 50% on completion, all plus IVA. We'd want a bank guarantee in your name for every stage payment.
  • New build pays 10% IVA and 1.2% stamp duty on top, so the €617,400 apartment is about €687,000 before notary, registry and legal fees.
  • These are the homes still free on the price lists we were sent in October 2026 (townhouses and villas dated August). Several are reserved, so we'd confirm availability before a viewing.
  • Community fees and IBI aren't in the developer's documents yet. We'd get them before you commit.
  • We'll send the name, the plans and the energy rating when you get in touch.
Whose side we're on. We act for you, the buyer, on this home. We're paid by the seller's side, as on every sale on this coast, and nothing is added to the price you pay. Your lawyer should be yours alone.

Prices checked on 26 October 2026; taxes shown as they apply in Andalucía, before notary, registry and legal fees. Information from the selling agent or developer, believed correct but subject to change, errors and prior sale. The consumer information required by Decree 218/2005, including the energy rating, is sent to any buyer before they sign or pay anything.
