Mijas is three places under one town hall. Mijas Pueblo is the postcard: whitewashed, 400 metres up, thirteen minutes' drive above Fuengirola and with the view everybody photographs. Las Lagunas is the flat, unglamorous, entirely practical part that runs into Fuengirola, where the health centre, the schools and most of the 95,000 people actually are. And Mijas Costa is the coastal strip: La Cala de Mijas, Riviera del Sol, Calahonda, Cerrado del Águila.
At €3,711 a square metre it's the cheapest way to be genuinely on this part of the coast, and the airport is under half an hour. It suits buyers who want a view and don't mind a drive, and buyers who want the coast without the Marbella number. It's less suited to anyone who wants to walk everywhere from one address: the pueblo has no supermarket run you'd do on foot with shopping, and the coastal strip is urbanisations joined by a dual carriageway.

The average asking price in Mijas was €3,711 per m² in August 2026, +8.9% on a year earlier (idealista price report). The examples below were opened and read on 18 September 2026. Stock moves weekly, so treat them as the shape of the market, not as houses to buy.

What we'd tell you on the phone
The parts that aren't in the brochure.
The pueblo is the reason people fall for Mijas and it is not where the life is. The schools, the health centre, the supermarkets and the work are all in Las Lagunas, seven kilometres and 400 metres down. That drive is fine at forty and it is the whole question at seventy-five.
Mijas Costa is a chain of urbanisations along the A-7, not a town. Calahonda and Riviera del Sol have everything you need and no centre to walk to. If you want a square with a bar on it, that is La Cala de Mijas or the pueblo, and nowhere else on this coast strip.
Community fees on the coastal urbanisations are among the highest around here: pools, gardens, lifts, security. Get the last AGM minutes and the derrama history before you sign anything.
A great deal of the older inland housing in this municipality was built or extended without permission. It is not just a Guadalhorce problem. The nota simple is the fact; the listing is a claim.
There is no station. Fuengirola's is thirteen minutes away and it is the reason a lot of people buy here instead of further inland, but it is still a drive and a car park at each end.
