The blocks step back in wide terraces planted with greenery. Residents share two outdoor pools, a rooftop terrace with a pool, a spa, a gym, a co-working room and gardens. • 2, 3 and 4 bedrooms, from about 84 m² built for a two-bed to about 150 m² for a four-bed, per the agent portal
• Two outdoor pools, a rooftop terrace with a pool, a spa, a gym, a co-working room and landscaped gardens, per the developer's material
• Wood-look porcelain floors, open-plan kitchens with fitted appliances and smart-home installations, per the developer's material
• The developer's material says the scheme is built to the top level of a green-building certification
• A retail park directly opposite, a large shopping centre about 10 minutes' walk away and Fuengirola centre about 5 minutes by car, per the developer's material

What we'd check before an offer

• The agent portal doesn't say whether its prices include IVA. New builds are normally quoted before tax, so we've shown 10% IVA on top, and we'd confirm it. A new build also pays 1.2% stamp duty, so the €458,000 home is about €509,000 before notary, registry and legal fees.
• The three-beds run from €478,000 to €1,105,000 for sizes that only vary from 93 to 111 m². Floor, terrace and view must account for most of that, so we'd find out exactly what the price of the home you like buys.
• The material we have gives no completion date. Off-plan means stage payments, each needing a bank guarantee in your name; we'd get the completion date, payment plan and building licence in writing before you reserve.
• Community fees and IBI aren't in the material we have. We'd get them before a viewing. With this many shared facilities, we'd also ask for the projected community budget.
• Homes sell, so we'd confirm the one you want is still free. We'll send the name, the plans and the energy details when you get in touch.
