What we'd check before an offer

• New build pays 10% IVA and 1.2% stamp duty on top, so the €1,975,000 villa is about €2.2m before notary, registry and legal fees.
• The developer's papers give two different payment plans and two reservation amounts. We've asked which is current and would have it in writing before you reserve.
• We've also asked where the build is at. Every stage payment must be covered by a bank guarantee in your name.
• Built sizes can include terraces. We'd get the usable area room by room, and check each plot against the land registry.
• We'll send the name and the plans when you get in touch. The energy rating isn't certified yet, so we'll send the certificate as soon as the developer has it.
