What we'd check before an offer
- These prices are on the developer's September 2026 list, which states they're net of IVA. A new build also pays 1.2% stamp duty, so the €341,000 one-bed is about €379,000 before notary, registry and legal fees.
- The payment plan is €10,000 to reserve, 30% at the private contract, 10% six months later and 60% on completion. We'd want a bank guarantee for every stage payment before you reserve.
- With pools, a spa, padel and a social club, community fees will be higher than in a plain block. Neither the fees nor the IBI are in the developer's documents; we'd get both before a viewing.
- It's a car-dependent spot on the hill. We'd check the drive to the beach, the shops and the train at Fuengirola before you commit.
- If you plan to let it to holidaymakers, we found no suspension of new tourist licences in Mijas, but the community's three-fifths vote still applies. We'd get the developer's position in writing.
- Homes sell, so we'd confirm the one you want is still free before a viewing. We'll send the name, the full plans and the energy certificate when you get in touch.
Prices checked on 20 October 2026; taxes shown as they apply in Andalucía, before notary, registry and legal fees. Information from the selling agent or developer, believed correct but subject to change, errors and prior sale. The consumer information required by Decree 218/2005, including the energy rating, is sent to any buyer before they sign or pay anything.
