What we'd check before an offer
- Only three of the five villas carry a price on the list we have; we'd confirm which are still free before a viewing.
- The payment plan is €50,000 to reserve, 30% at the private contract 30 days later, 20% six months after that and 50% on completion, all plus 10% IVA. Your lawyer should get a bank guarantee or insurance certificate for every stage payment.
- New build pays 10% IVA and 1.2% stamp duty on top, so a €2,300,000 villa is about €2,558,000 before notary, registry and legal fees.
- The finish date and the builder are still to be confirmed. We'd want a date in the private contract before you reserve.
- The built areas on the price list (706 to 759 m²) include terraces; the usable figure is the one to compare. We'd go through the plans for the villa you like.
- We'll send the name, the plans for each villa and the specification when you get in touch.
