What we'd check before an offer

• New build pays 10% IVA and 1.2% stamp duty on top, so the ground-floor home is about €2.67m and the penthouse about €3.22m before notary, registry and legal fees.
• The payment plan is €100,000 to reserve, 30% plus IVA at the private contract within six weeks, 20% when the structure is certified and 50% on delivery. Every stage payment needs a bank guarantee in your name.
• The documents we have don't give a completion date. We'd have it in writing before you reserve.
• The price list's "total m²" adds the garage and terraces to the living space. Compare homes on living space.
• Some renders show a pool on the terrace. That's an optional extra, not in the price.
• Community fees and IBI aren't in the documents. We'd get them first.
• We'll send the name, the plans and the energy rating when you get in touch.
