A new development of 153 apartments in Fuengirola, in a building of curving, planted terraces that wrap around each floor so the living rooms open straight outside. Residents share an outdoor pool, an indoor pool, a spa, a gym that opens onto the gardens, a co-working space and social club with meeting rooms, and gardens. It's gated, with underground parking and storage rooms. The developer is aiming for an A energy rating and a green-building certificate. The images are renders.

• An outdoor pool, an indoor pool, a spa and wellness area, a gym, a co-working space and social club with meeting rooms, and gardens, per the developer
• Gated, with underground parking, storage rooms, bicycle parking and pre-installation for electric car charging, per the developer
• Open-plan kitchens, large terraces, an A energy rating and a green-building certification, per the developer
• Payment plan: 2% to reserve, 28% on signing the private contract, 10% during construction and 60% on completion, each plus IVA, per the developer

What we'd check before an offer

• The developer's information sheet quotes its payments plus VAT, so 10% IVA goes on top of these prices. A new build also pays 1.2% stamp duty, so the €396,000 home is about €440,000 before notary, registry and legal fees.
• The developer's agent page shows a higher starting price than the information sheet, so the cheapest homes may have gone. We'd send you the live list, with sizes and floors, before a viewing.
• The material we have gives no completion date. Off-plan means stage payments, each needing a bank guarantee in your name; we'd get the completion date, payment plan and building licence in writing before you reserve.
• Community fees and IBI aren't in the material we have. With an indoor pool and a spa, we'd ask for the projected community budget.
• Homes sell, so we'd confirm the one you want is still free. We'll send the name, the plans and the energy details when you get in touch.
