What we'd check before an offer

• The marketer quotes its prices plus IVA, which is 10% on a new home. A new build also pays 1.2% stamp duty, so a €370,000 home is about €411,000 before notary, registry and legal fees.
• The website doesn't give a completion date. Off-plan means stage payments, each needing a bank guarantee in your name; we'd get the completion date, the payment plan and the building licence in writing before you reserve.
• Terraces range from about 23 m² to 150 m² depending on the floor, and the starting price will be for the smallest. We'd get the built, inside and terrace areas for the home you like.
• The website doesn't say whether a parking space or a storeroom comes with the price. We'd find out before a viewing.
• Community fees and IBI aren't in the material we have. We'd get them before a viewing.
