Phase 3 is now for sale while the second phase is still being built. There are one, two and three-bed homes, each with a terrace looking towards the mountains or the sea, and the marketer says the homes come with two garage spaces and a storeroom. Residents share two salt-water pools, a sauna, an outdoor calisthenics area and a sports area, and the complex is rated A for energy. The images are renders.

What we'd check before an offer

• The marketer quotes its prices plus IVA, which is 10% on a new home. A new build also pays 1.2% stamp duty, so a €399,950 home is about €445,000 before notary, registry and legal fees.
• The website doesn't give a completion date for phase 3. Off-plan means stage payments, each needing a bank guarantee in your name; we'd get the completion date, the payment plan and the building licence in writing before you reserve.
• Phase 2 is still being built and phase 3 has only just gone on sale, so expect building work around the site for a while. We'd ask how the phases sit next to each other.
• The website describes the whole scheme, and the images may show earlier phases. We'd get the phase 3 plans and confirm that the two garage spaces and the storeroom come with the home you want.
• Community fees and IBI aren't in the material we have. We'd get them before a viewing.
• Homes sell, so we'd confirm the one you want is still free. We'll send the name, the plans and the energy details when you get in touch.
