What we'd check before an offer

• The developer's sheets don't say whether IVA is in the price. On a new build it's normally on top, so we've shown it that way and would get it in writing.
• New build pays 10% IVA and 1.2% stamp duty on top, so the villa still to be built is about €1.95m before notary, registry and legal fees.
• The two sheets we have give different plot sizes for the finished villas, so we'd check each plot against the land registry and the cadastre.
• Built sizes this large usually include the basement and terraces. We'd get the usable area room by room.
• We'll send the name, the plans and the energy certificate when you get in touch.
