What we'd check before an offer

• The developer's material says its prices don't include IVA, so 10% IVA goes on top. A new build also pays 1.2% stamp duty, so the €455,000 home is about €506,000 before notary, registry and legal fees.
• The developer's dossier says the building works are still going through the permit process. We'd confirm the building licence has been granted, and get the completion date, before you pay anything beyond a reservation.
• Off-plan means stage payments, each needing a bank guarantee in your name. We'd see that in writing before you reserve.
• We have the overall price range but not the price, size and floor of each free home. We'd send you the live list, and say which homes have the designer interior, before a viewing.
• Community fees and IBI aren't in the material we have. With this many shared facilities, we'd ask for the projected community budget.
• Homes sell, so we'd confirm the one you want is still free. We'll send the name, the plans and the energy details when you get in touch.
