What we'd check before an offer

  • The autumn offer prices are a campaign and can end. We'd confirm the price and that the home is still free before a viewing.
  • The price list doesn't say whether IVA is included. New builds are normally quoted before IVA, which adds 10% plus 1.2% stamp duty, so the €750,000 home would be about €834,000 before notary, registry and legal fees. We'd confirm it in writing.
  • The payment plan is €15,000 to reserve, 30% a month later, 10% three months after the private contract and 60% on completion. We'd want a bank guarantee in your name for every stage payment.
  • The developer expects to finish in February 2028. Dates slip, so we'd ask where the build has got to before you commit.
  • Fuengirola has stopped registering new holiday lets in flats without their own street entrance. We'd check where these homes stand before you plan on letting.
  • Community fees and IBI aren't in the documents we have. We'd get them before you commit.
  • We'll send the name, the plans and the energy rating when you get in touch.
Whose side we're on. We act for you, the buyer, on this home. We're paid by the seller's side, as on every sale on this coast, and nothing is added to the price you pay. Your lawyer should be yours alone.

Prices checked on 26 October 2026; taxes shown as they apply in Andalucía, before notary, registry and legal fees. Information from the selling agent or developer, believed correct but subject to change, errors and prior sale. The consumer information required by Decree 218/2005, including the energy rating, is sent to any buyer before they sign or pay anything.
