What we'd check before an offer

• New build pays 10% IVA and 1.2% stamp duty on top, so the €705,000 home is about €784,000 before notary, registry and legal fees.
• These are ready now: €10,000 to reserve and the rest at the notary. We'd want your lawyer to see the first-occupation licence before you sign.
• The membership of the sports club and spa is part of the pitch, so we'd find out how long it lasts and what it costs after that.
• The window cards give an interior figure but not the built area. We'd get both, so you can compare like with like.
• Community fees and IBI aren't in the developer's documents. We'd get them before a viewing.
• For the two furnished homes, we'd get the inventory in writing.
