Benalmádena on the real coastline, west to east. AGP is Málaga airport, and a dotted line marks an inland town's shortest distance to the sea.

Benalmádena is three places under one town hall, and which one you mean changes the answer to almost every question. Arroyo de la Miel is the working town behind the coast: the train station, the shops, the Friday market and the main residential area. Benalmádena Costa is the strip along the sea, with the hotels, the beaches and Puerto Marina, one of the largest marinas in Andalusia. Benalmádena Pueblo is the original village, about three kilometres inland and some 200 metres up, whitewashed and quiet, with the view over the bay.

It has 78,338 people on the INE's count for 1 January 2025, and the C-1 train from Benalmádena-Arroyo de la Miel gets to the airport in about twenty minutes and to the centre of Málaga in about half an hour. It suits buyers who want a lock-up-and-leave flat near the airport, families who want a British school in the municipality, and anyone who wants a town that is open in February. It's less suited to anyone counting on holiday-let income without checking, because the coast already holds most of the municipality's tourist flats and a report the council paid for recommends no more there.

Solymar and Puerto Marina, the seafront around the marina, up 4.4% in the year.

idealista, September 2026. This is the coast, where most of the tourist flats are, which is worth knowing before you buy here to live.

€

€3,742 to €5,047 a m²

Benalmádena Pueblo at €3,742, El Higuerón and Capellanía at €4,892, and Parque de la Paloma, the dearest district, at €5,047.

idealista, September 2026. Asking prices, not sale prices. The spread inside the municipality is wide, so the district matters more than the town average.

Before you offer

What to check here.

  1. If you want to let the flat to tourists, read the community statutes before the arras. In two cases published in the BOE in 2026 (BOE-A-2026-3182 and BOE-A-2026-14942), the Benalmádena land registry refused a short-let registration number because the building's statutes banned it, once in so many words and once by banning timeshare "or similar" use, and both refusals were upheld. A clause written decades ago can still stop you.
  2. Since 3 April 2025, a new tourist let in a building needs the express approval of three-fifths of the owners, who must also hold three-fifths of the shares (article 17.12 of the Ley de Propiedad Horizontal). Ask whether the community has voted on it, and get the minutes.
  3. If the flat already has a tourist-let registration, have your lawyer confirm it is valid in the Registro de Turismo de Andalucía and how it passes to you on a sale. The council-commissioned report recommends a freeze on new licences on the coast, so an existing, valid registration is worth more than a promise that you could get one.
  4. Check the council's current position on tourist lets for the exact address before you sign, not just the town. On 20 October 2026 there was no suspension in force that we could find; that can change at a full council meeting.
  5. On the coast, ask for the last two years of community minutes and any derrama planned. Older blocks with pools, lifts and gardens carry real costs, and a big repair is paid for by the owners.

None of this replaces your own lawyer, and the lawyer guide says what to expect of one.

What we'd tell you on the phone

The parts that aren't in the brochure.

Prices have cooled, not fallen. On idealista's asking prices Benalmádena was €4,188 a square metre in September 2026, the highest it has been, but the yearly rise has slowed from 12.3% in January 2026 to 5.1% now. You're buying near the top of a long climb, so buy for use and pay what the flat is worth to you.

Don't build your sums on holiday-let income. A report the council paid for, presented in February 2026, counted 8,209 registered tourist flats, about 17% of the homes in the municipality, 85% of them on the coast. It found the coast at 16.6% tourist flats against a recommended limit of 16%, and Arroyo de la Miel at 4% against 5%, and it recommended stopping new tourist-let licences where the limits are passed. When we checked on 20 October 2026 we found no suspension adopted by the council, but a freeze on the coast is the thing the report asks for, and councils in Andalusia can now bring one in for up to three years.

The coast and the town are different lives. Benalmádena Costa is hotels, bars and marina, lively in summer and in places loud at night. Arroyo de la Miel is where people shop, school and catch the train. A flat that's quiet when you view it on a Tuesday afternoon can be a different place at one in the morning in August. We walk the street late before we'd let anyone offer.

Check the age of the block. Lifts, roofs and pipes come due in older buildings, and the bill lands on the owners as a derrama. Get the last AGM minutes and the community accounts, not just the monthly fee.

The pueblo is lovely and it's a climb. The train station and the two health centres with urgent care are down in Arroyo de la Miel and on the coast. Fine at forty with a car, and worth thinking about at seventy-five.
