What we'd check before an offer

• The agent portal doesn't say whether its prices include IVA. New builds are normally quoted before tax, so we've shown 10% IVA on top, and we'd confirm it. A new build also pays 1.2% stamp duty, so the €890,000 home is about €990,000 before notary, registry and legal fees.
• The two three-beds are almost the same size, 120 and 125 m², but one is €1,040,000 and the other €1,750,000. The gap is likely a top floor, a bigger terrace or a better view, and we'd find out exactly what it buys.
• The building is under construction, but the developer's material gives no completion date. Off-plan means stage payments, each needing a bank guarantee in your name; we'd get the payment plan, the building licence and the completion date in writing before you reserve.
• Community fees and IBI aren't in the material we have. We'd get them before a viewing.
• Homes sell, and only three are left here, so we'd confirm the one you want is still free. We'll send the name, the plans and the energy details when you get in touch.
