What we'd check before an offer

• The marketer quotes its prices plus IVA, which is 10% on a new home. A new build also pays 1.2% stamp duty, so a €680,000 home is about €756,000 before notary, registry and legal fees.
• The website doesn't give a completion date. Off-plan means stage payments, each needing a bank guarantee in your name; we'd get the completion date, the payment plan and the building licence in writing before you reserve.
• With only eight homes and a starting price of €680,000, the smaller homes may already have gone. We'd confirm which sizes are still free and get the built, inside and terrace areas for each.
• Community fees and IBI aren't in the material we have. We'd get them before a viewing.
