Benalmádena: the well-connected all-rounder.

Benalmádena never tops anyone's dream list, and that is precisely its strength. It sits between Torremolinos and Fuengirola doing everything competently: beaches, a much-photographed marina, a pretty hillside pueblo, family attractions, and a train that gets you to the airport in twenty minutes. Asking prices averaged around €4,200 per square metre in August 2026, according to idealista.

Three Benalmádenas

Like Mijas, the name covers distinct zones. Benalmádena Costa is the beachfront strip around the marina: apartments with sea views, strong holiday-rental demand, lively in season. Arroyo de la Miel is the working heart just uphill: the train station, the everyday shops, better value per metre, and year-round Spanish life. Benalmádena Pueblo, higher again, is the whitewashed postcard with views over the whole bay.

Why buyers land here

The connectivity does it. A direct train to the airport matters enormously for a home you will visit ten times a year, and it matters for renters too. The marina is one of the best known on the coast, the seafront promenade runs much of the way towards Fuengirola, and families get the cable car, the sea life centre and beaches that shelve gently.

For letting, the sweet spot is walkable-to-marina or walkable-to-Arroyo-station. For living, plenty of buyers end up preferring Arroyo de la Miel itself: cheaper, real, and five minutes from the show.

The honest drawbacks

The coastal strip is dense and, in high summer, loud. Some 1970s and 80s stock is tired, so community accounts and building condition need proper checks. And if you want prestige, this is not the postcode: Benalmádena buys you convenience, not cachet.

Prices are idealista asking averages for August 2026, not valuations. Zone and building age move value sharply here: ask before you commit.
