The market, town by town
What's selling on the coast, from the official figures.
How many homes sold in each town over the last year, and what banks value them at, from the two official series that cover every town on the Costa del Sol. We update it each quarter.
The short version
- Fewer sales, higher values. Sales fell in 13 of the 15 towns in the twelve months from July 2025 to June 2026, while bank valuations rose in every town that has one, from +7.9% in Torremolinos to +20.7% in Vélez-Málaga.
- Marbella is the dearest on paper at €4,528 a m², about €750 a m² above Benalmádena.
- Outside Málaga city, Fuengirola sold the most new homes: 867 in the year, against 470 in Marbella.
A bank valuation is what the lender's appraiser puts on a home it's lending against. It isn't an asking price, so use it to compare towns, not to price a home. For that, we look at what similar homes have actually sold for.
