The downside

What we'd check before an offer.

  1. It's newly built, so we'd confirm whether this is the developer's first sale.

    If it is, the tax is 10% VAT plus 1.2% stamp duty, about €1,307,000; if not, 7% ITP, about €1,257,000. Both are before notary, registry and legal fees.

  2. Shops and beaches are about five minutes away by car, per the selling agent.

    You'd want a car here.

  3. €45 a month is low for a community with a heated pool, a gym and a sauna, so we'd ask for the community budget to see whether it's set to rise.

  4. 166 m² is the total including terraces; we'd get the plan to see the size inside.
