Off-plan · Sabinillas, Manilva, about 1 km from the beach and 1.5 km from Puerto de la Duquesa
Sea-view apartments and penthouses above Sabinillas
3-bed apartment · 2-bed penthouses with solariums · parking and storage · pool, gym and spa
The second phase of a resort-style development on the hill just outside Sabinillas, among the Manilva vineyards. It's 100 south-facing apartments and penthouses, raised above the gardens so every home looks out to sea, with views along the coast towards Estepona and Marbella. Each comes with underground parking and a storeroom, and residents have a large pool, gardens, a gym, a spa with a jacuzzi and a co-working room. Building started in October 2024 and the agent expects keys in spring 2027. Most homes are already reserved. The images are renders, apart from the photo of Puerto de la Duquesa.
The facts
- 100 south-facing 2 and 3-bed homes, per the agent's presentation; only five are still free on the 23 October 2026 list
- Building licence granted July 2024 and work started in October 2024, per the developer's documents
- Underground parking and a storeroom with every home
- Penthouses are duplexes with a terrace and a private roof solarium of about 63 to 64 m²
- Large communal pool, gardens, gym, spa with jacuzzi and a co-working room
- About 1 km to Sabinillas beach and 1.5 km to Puerto de la Duquesa, with the AP-7 close by, per the agent
What we'd check before an offer
- These are the only five homes left on the agent's list of 23 October 2026; the rest are reserved. We'd confirm a home is still free before a viewing.
- Prices are before IVA, per the price list. New build pays 10% IVA and 1.2% stamp duty, so the €425,000 three-bed is about €473,000 before notary, registry and legal fees.
- The payment plan is €6,600 to reserve, 20% at the private contract, 10% during the build and 70% on completion. The agent says payments are covered by an insurance guarantee from the first one; your lawyer should see the certificate for your home.
- The agent expects keys in spring 2027. Dates slip, so we'd ask where the build has got to before you commit.
- Manilva has suspended new holiday-let licences in parts of the town. If you'd want to let it to holidaymakers, we'd check where these homes stand first.
- Community fees and IBI aren't in the documents we have. We'd get them before you commit.
- We'll send the name, the full plans and the energy rating when you get in touch.
