A new development of 145 homes in three buildings on the beach at Duquesa, with the promenade and the sand in front and Duquesa marina a few minutes away. One-beds start at €435,000, the lowest price of any home on our list. Off-plan, so these pictures are the developer's renders, not photographs.

The facts

• 1 to 4 bedrooms, 71 to 191 m² built and terraces of 12 to 133 m², per the developer's brochure
• Infinity pool facing the sea, a children's pool, an indoor gym and a co-working room
• Underground parking and a storage room included with every home
• Roman remains found on the site are being kept and shown in a small museum beside the buildings

What we'd check before an offer

• The price list gives one size per home and doesn't say whether it is built or usable. The brochure's sizes are built, so we'd get the usable area from the plan before you compare.
• New build pays 10% IVA and 1.2% stamp duty on top, so a €435,000 one-bed is about €484,000 before notary, registry and legal fees.
• The list doesn't give a completion date. Off-plan means stage payments, and each one has to be covered by a bank guarantee in your name.
• These are the homes on the developer's list of August 2026. The cheapest move first, so we'd confirm before a viewing.
