What we'd check before an offer

• The building licence is still pending; the developer expected it within about four weeks when we asked on 13 October 2026. Until then they take only a €10,000 reservation. The next payment falls due once the licence is granted and is covered by an insurance guarantee, and we'd see both before it goes.
• New build pays 10% IVA and 1.2% stamp duty on top, so the €770,000 apartment is about €856,000 before notary, registry and legal fees.
• The price list's total area adds the terraces to the built area, so we'd compare homes on the built figure.
• These are the homes on the developer's list of 30 September 2026. We'd confirm before a viewing.
• We'll send the name and the plans when you get in touch. The energy rating isn't certified yet; the developer is aiming for A, and we'll send the certificate as soon as it exists.
