What we'd check before an offer

• The price list we have was valid until 4 September 2026, so we'd get a current one and confirm these three are still free.
• Completion is planned for the end of 2027, per the agency. The payment plan is €6,000 to reserve, 20% at the private contract, 5% in February 2027, 5% in June 2027 and 70% at the deeds, each stage covered by a bank guarantee in your name.
• New build pays 10% IVA and 1.2% stamp duty on top, so the €753,000 penthouse is about €843,000 before notary, registry and legal fees.
• A spa, an indoor gym and several pools push community fees up. We'd get the estimated fee and IBI before a viewing.
