What we'd check before an offer
- These prices are on the developer's September 2026 list, which states IVA isn't included. A new build also pays 1.2% stamp duty, so the €495,000 one-bed is about €550,000 before notary, registry and legal fees. The second-floor homes and the penthouse are already reserved.
- The developer's documents don't give a completion date, the building licence or a payment plan. We'd have all three in writing, with a bank guarantee for every stage payment, before you reserve.
- The homes are compact for the price: the one-bed is about 48 m² inside. We'd give you the inside figure and the plan for the home you're looking at.
- An old-town building can have tight access for cars and deliveries. We'd check how the garage is reached before a viewing.
- Community fees and IBI aren't in the developer's documents. We'd get them before a viewing.
- If you plan to let it to holidaymakers, the community's rules and the three-fifths owners' vote both matter. We'd get the developer's position in writing.
- Homes sell, so we'd confirm the one you want is still free before a viewing. We'll send the name, the plans and the energy certificate when you get in touch.
Prices checked on 20 October 2026; taxes shown as they apply in Andalucía, before notary, registry and legal fees. The consumer information required by Decree 218/2005, including the energy rating, is sent to any buyer before they sign or pay anything.
