What we'd check before an offer

• New build pays 10% IVA and 1.2% stamp duty on top, so the €495,000 apartment is about €550,000 before notary, registry and legal fees.
• The developer's two payment sheets disagree on when the 30% is due: at the private contract, or when the building licence is granted. We'd get it in writing, with a bank guarantee for each payment.
• A two-bed's 129 m² built includes the terrace. The usable inside area is about 113 m².
• The price list we have is dated 1 July 2026, so we'd confirm what's left before a viewing.
• We'll send the name and the plans when you get in touch. The energy rating isn't certified yet, so we'll send the certificate as soon as the developer has it.
