A small development of 24 apartments in two buildings at Buenas Noches, west of Estepona towards Casares, about 550 metres from the beach. The homes step down the slope towards the sea: ground floors with private gardens, middle floors with large terraces, and penthouses with terraces and solariums. There's a communal pool, a large garden and a gym. It's under construction and only five homes are left. The images are renders.

What we'd check before an offer

• The agent portal doesn't say whether its prices include IVA. New builds are normally quoted before tax, so we've shown 10% IVA on top, and we'd confirm it. A new build also pays 1.2% stamp duty, so the €644,000 home is about €716,000 before notary, registry and legal fees.
• Only five of the 24 homes are left, so the choice of floor and outlook is narrow. We'd tell you which floor each one is on, whether it has a garden, terrace or solarium, and how much of the sea it sees.
• Off-plan means stage payments, each needing a bank guarantee in your name. The developer's page says it's under construction but gives no completion date, so we'd get the date, the payment plan and the building licence in writing before you reserve.
• Community fees and IBI aren't in the material we have. We'd get them before a viewing.
• Homes sell, so we'd confirm the one you want is still free. We'll send the name, the plans and the energy details when you get in touch.
