A new development of 88 homes in low buildings stepped down the hillside at Elviria, with planted terraces, four community pools and long views from the upper floors. The homes are either on the ground floor with a garden or on the top floor as penthouses. Off-plan, so these pictures are the developer's renders.

• Payment terms: €11,000 to reserve, 30% at contract, two stage payments of 10%, and 50% at completion

What we'd check before an offer

• The price list we have gives no sizes, so we'd get the plan for any home before you get interested.
• New build pays 10% IVA and 1.2% stamp duty on top, so a €690,000 home is about €767,000 before notary, registry and legal fees.
• Half the price is paid before the keys. Each stage payment has to be covered by a bank guarantee in your name, and your lawyer should see it.
• These are the homes on the developer's list of 12 August 2026. About a third were already reserved, so we'd confirm before a viewing.
• We'll send the name, the plans, the completion date and the energy rating when you get in touch.
