A small group of nine modern villas in El Paraíso, one of the established residential areas between Estepona and Marbella, and six of them are still for sale. They're finished. Each has its own pool and a mature garden, and the houses are built around large open-plan living spaces with big sliding windows onto the terraces. Some come furnished and others are left as a blank canvas for the buyer. A large tennis and padel club is a few minutes' walk away and a golf course about five minutes by car. What we'd check before an offer

• The agent portal doesn't say whether its prices include IVA. New builds are normally quoted before tax, so we've shown 10% IVA on top, and we'd confirm it. A new build also pays 1.2% stamp duty, so the €2,300,000 villa is about €2,560,000 before notary, registry and legal fees.
• These are finished, so we'd want your lawyer to see the licence of first occupation and the energy certificate before you sign.
• Some villas come furnished and some don't, and the price list doesn't say which is which. We'd find out for the villa you like and get the inventory in writing.
• The portal gives one size per villa without saying whether it's built area or includes terraces. We'd get the built area and the plot size for each.
• IBI and any shared costs aren't in the material we have. We'd get them before a viewing.
• Homes sell, so we'd confirm the one you want is still free. We'll send the name, the plans and the energy details when you get in touch.
