What we'd check before an offer

• The price comes from the developer by email, not a price list, and doesn't say whether IVA is included. On a new build it's normally 10% IVA plus 1.2% stamp duty, which would make it about €4.45 million before notary, registry and legal fees. We'd confirm it in writing.
• The developer told us it should be finished in December 2026. We'd want the building licence, the plot and built areas and the payment plan in writing, with a bank guarantee for any stage payment, before you reserve.
• Running costs for a villa with a spa, an indoor pool and an infinity pool are high. We'd get the IBI, any community fee for the urbanisation and an idea of the upkeep before a viewing.
