It's about 7 minutes to the beach, 5 to Estepona and 20 to Sotogrande, per the developer's brochure. What we'd check before an offer

• We only have a starting price from the agency, not a price for each villa. We'd get the full price list and confirm which villas are still free before a viewing.
• The agency gives the finish as 18 months after the private contract. We'd want the building licence and that date in writing, with a bank guarantee for every stage payment, before you reserve.
• New build pays 10% IVA and 1.2% stamp duty on top, so a €2,900,000 villa is about €3,225,000 before notary, registry and legal fees.
• Running costs for a villa of this size with a pool and a lift are high. We'd get the IBI, any community fee and an idea of the upkeep before a viewing.
