What we'd check before an offer

• The price list we have is from 7 August 2026. We'd get a current one and confirm the villa you want is still free before a viewing.
• The payment plan is €10,000 to reserve, 30% at the private contract and 70% at the deeds, each plus IVA. Your lawyer should get a bank guarantee or insurance certificate for the 30%.
• New build pays 10% IVA and 1.2% stamp duty on top, so a €1,200,000 villa is about €1,334,000 before notary, registry and legal fees.
• The agency expects it finished in the fourth quarter of 2028. We'd get the building licence and the expected date in writing before you reserve.
• The renders show a private pool and garden; we'd confirm what's included with the villa you choose, and the community fees and IBI.
