What we'd check before an offer

  • The agent portal doesn't say whether its prices include IVA. New builds are normally quoted before tax, so we've shown 10% IVA on top, and we'd confirm it. A new build also pays 1.2% stamp duty, so the €629,000 home is about €699,000 before notary, registry and legal fees.
  • The material says owners can use the lagoon resort next door. We'd find out on what terms, and whether it costs extra on top of the community fees.
  • In most types the top price is about half as much again as the bottom one. Ground floors come with a garden and pool and top floors with a private pool on the roof, so we'd confirm exactly what the home you like includes.
  • The material we have gives no completion date. Off-plan means stage payments, each needing a bank guarantee in your name; we'd get the completion date, payment plan and building licence in writing before you reserve.
  • Community fees and IBI aren't in the material we have. We'd get them before a viewing.
  • Homes sell, so we'd confirm the one you want is still free. We'll send the name, the plans and the energy details when you get in touch.
Whose side we're on. We act for you, the buyer, on this home. We're paid by the seller's side, as on every sale on this coast, and nothing is added to the price you pay. Your lawyer should be yours alone.

Prices checked on 21 October 2026; taxes shown as they apply in Andalucía, before notary, registry and legal fees. Information from the selling agent or developer, believed correct but subject to change, errors and prior sale. The consumer information required by Decree 218/2005, including the energy rating, is sent to any buyer before they sign or pay anything.
