Estepona: Marbella's neighbour grew up.

The Estepona area guideDrive times, schools, health, prices and homes we can show you →

Ten years ago Estepona was the town you drove through on the way to Marbella. Then the council spent a decade planting flowers, pedestrianising the old town and cleaning up the seafront, and the market noticed. Asking prices averaged around €4,960 per square metre in August 2026 (idealista): serious money, but still roughly €1,000 per square metre below Marbella next door (about €5,950).

That gap is the whole Estepona question. You are buying the same coastline, a short drive from the same golf and the same airport run, at a meaningful discount. What you give up is the international buzz, some resale liquidity, and the name.

The old town

The prettiest urban core west of Málaga: whitewashed lanes, flower pots on every wall, proper Spanish life at street level. Apartments here are smaller and older, renovation is common, and the charm premium is real. For buyers who want Spain rather than an international resort, this is the pocket.

The New Golden Mile and the new-build boom

The coast east of town towards Marbella is one dense strip of new development: gated communities, pools, gyms, sea-view penthouses. This is where most foreign money lands. Modern stock, 10% VAT plus 1.2% stamp duty instead of 7% transfer tax, and stage payments through the build. Our off-plan guide covers the checks that matter.

The marina and the west

The port end is quieter than Puerto Banús by design: family restaurants rather than superyachts. West towards Manilva, prices fall again and the coast gets emptier. Good value, but check the winter: some stretches go very quiet indeed.

Who it suits

Buyers who want Marbella's coastline without Marbella's invoice. Couples who like a town that is Spanish first and international second. New-build buyers, who have more choice here than anywhere on the coast. It suits fewer buyers who need maximum rental yield (in our experience Fuengirola and Torremolinos usually beat it on occupancy) or walk-everywhere transport: Estepona has no train, so you will own a car or use the bus.

Prices are idealista asking averages for August 2026, not valuations. The gap between pockets in Estepona is wide: get street-level advice before you commit.
