Coín
A real Guadalhorce town with water, weekly markets and campo houses, 35 minutes from Fuengirola.
Coín is a town of about 26,000 people in the Guadalhorce valley, with springs, orange groves and a Saturday market at the fairground and a Sunday produce market in the centre. It has its own hospital district services, two state secondaries, a sports centre with pools, and an incomer community that has been there for decades without turning the place into a resort.
It suits buyers who want land, a bigger house, and a town that works in February as well as August, and who accept a drive of about half an hour to the beach at Fuengirola. It's less suited to anyone who wants the sea at the end of the road, anyone without a car, and anyone who doesn't want to deal with the paperwork that comes with rural property.

What we'd tell you on the phone
The parts that aren't in the brochure.
A lot of what's for sale here is campo property built without a first-occupation licence. Regularising it means an AFO declaration through the council's planning office, with a full technical file and fees, and even then the house is tolerated rather than made fully legal.
The rivers flood. In January 2026 the Río Grande took out two bridges in the municipality after 400 litres per square metre fell in a day, and about 40 families were cut off for a while. Ask where a house sits in relation to the river before you fall for it.
Water is not guaranteed. Drought measures in the Guadalhorce system have capped household use and restricted irrigation in recent years, which matters if you're buying somewhere with land or a pool.
There's no train, so it's the bus or the car. Four lines serve the town.
Prices are moving fast, up 11.3% in a year. That cuts both ways, and it's a reason to be careful about paying a peak price for something that needs work.
